Before listing, organize permits and records卖房前，先整理装修和许可记录
Before an Ottawa home goes live, sellers often prepare paint, cleaning and photos. One quieter task can matter just as much: organizing the records behind renovations, additions, finished basements, decks, secondary suites or major systems.
Buyers may ask about the history
The City of Ottawa's compliance report pages explain that reports can provide information about issued building permits on file, occupancy or final-inspection status, and related municipal records. That does not mean every small repair needs a public report before listing. It means sellers should know what work was done and what paperwork exists before questions arrive.
Unclear records create friction
If a buyer likes the house but becomes unsure about a renovation, an open permit, a basement use or missing final inspection, the offer conversation can slow down. The issue may be manageable, but surprise rarely helps a seller's negotiation position.
Make one clear next step
Before photos, gather permits, invoices, warranties, contractor details, ESA or HVAC records if relevant, and any city reports already ordered. Then decide with your agent and lawyer which items should be mentioned, verified or clarified before the listing is activated.

渥太华市政府的 compliance report 页面说明，这类报告可以提供市府记录里的 building permit、occupancy permit 或 final inspection 状态，以及相关市政记录。不是说每一个小维修都必须先做报告，而是卖家要先知道：过去做过什么工程，手上有哪些文件。
资料不清楚，谈判容易卡住
如果买家喜欢房子，却对某次装修、未关闭的 permit、地下室用途或 final inspection 有疑问，offer 讨论可能会变慢。问题不一定不能解决，但在谈判中突然出现，通常会让卖家更被动。

拍照前，先找出 permit、发票、保修、contractor 信息、ESA 或暖通记录，以及已经订过的市府报告。然后和经纪、律师一起判断：哪些需要提前说明，哪些需要再核实，哪些可以等买家提出后再提供。
